Age & Construction
The year a property was built is only part of the picture. We consider its original construction, subsequent improvements and how the property has evolved over time.

Sell with us
Selling a property is about more than putting a price on it. We assess your property from an unbiased perspective, taking into account its construction, condition, position and the market it is competing in today.
Our approach
Our aim is to give you a realistic view of what your property could achieve in the current market.
We do not believe in inflating a valuation simply to win an instruction. A property needs to be positioned at a price that reflects its true qualities and the alternatives available to buyers today.

What determines the value?
Two properties of a similar size and in the same area can have very different values. We look at the details that make the difference.

01
The year a property was built is only part of the picture. We consider its original construction, subsequent improvements and how the property has evolved over time.

02
We assess the overall specification, from standard and medium-high quality through to high-end and luxury construction, including materials, finishes and installations.

03
A property's present condition matters. Maintenance, refurbishment and the quality of improvements can have a significant effect on how buyers perceive its value.

04
The exact position of a property can be critical. Orientation, views, privacy, access, plot, surrounding properties and proximity to the coast and local amenities all influence desirability.

05
Your property is competing with other properties for the same buyers. We compare it with what is actually available today and consider how it stands against that competition.

Real market comparisons
We look at comparable properties currently available and consider them alongside the characteristics of your own property.
Size alone does not determine value. We look at location, construction quality, condition, position, views, plot, presentation and the features that matter to today's buyers.
The result is a valuation based on the property itself and the market in which it is competing.
Pricing strategy
An unrealistic asking price can make a property difficult to sell. It can reduce the number of serious enquiries, extend the time on the market and ultimately require price reductions.
Our approach is to establish a realistic market position from the outset.
If there are factors that could justify a higher or lower price, we will explain them.
“The highest valuation is not always the best advice. The right valuation is the one supported by the property and the market.”

Experience matters
1986
Our experience in Costa Blanca property dates back to 1986.
Over four decades, we have worked with buyers, sellers, villas, resales, renovations and new-build properties across the region.
We have seen how construction quality, position, condition and changing buyer expectations affect the value of a property — and how properties that appear similar can perform very differently in the market.

Considering selling?
We start with the property. We visit, assess its characteristics and discuss your objectives.
We then consider its position within the current market and explain how we believe it should be positioned for sale.
There is no obligation to proceed.
